A roof rarely fails all at once. It telegraphs — a lifted shingle here, a granule pile there — years before the stain appears on the ceiling. Two inspections a year, mostly from the ground, is enough to catch nearly all of it early.
Look for missing, cracked, or curling shingles; sagging ridge lines; damaged flashing at chimneys and valleys; and moss or dark streaks holding moisture.
Daylight through the boards, water staining on the underside of decking, damp insulation, and musty smells after rain are all leak evidence that beats the ceiling stain by months.
Hail and wind damage is often invisible from the street but claim-relevant. Photograph anything suspect with a date — documentation drives insurance outcomes.
Every 2–3 years for asphalt roofs under 15 years old; annually beyond that or after any hail event. Reputable roofers document findings in writing.
